Choose a realtor carefully when you are a seller. You could be asked to leave your house for a showing many times, though not getting any offers.
A great realtor will know the clients well, and will show the house only to clients who are likely to make an offer.
Also be careful about the listing price. Too low, and the realtor can quickly sell at less than the true 'market' price. You need to advocate for the good qualities of your house, before agreeing on a decent listing price.
